A master suite addition gives you a bedroom, a private bathroom, and real closet space as one planned set of rooms, instead of fitting them into the house you already have. Sun Shore Construction builds master suite additions across Greater Boston — on the ground floor, as a second-story addition, or over a garage. Plans are drawn by a licensed architect or designer (you are welcome to bring your own); we build to those plans and handle the permitting. Licensed and fully insured; proof available on request.
What goes into a master suite
- Bedroom sized for the furniture you actually have
- Private bathroom — shower, tub, or both; double vanity
- Walk-in closet or a dressing area
- Often a small sitting area or laundry nearby
Where a master suite can go
- Ground-floor master suite — popular with homeowners planning to stay in the house as they get older.
- Second-story master suite — over part of the house. See second-story additions.
- Master suite over a new garage — one foundation, one roof, two uses. See garage additions.
Will my town allow it? Zoning comes first
Before anything is drawn, we check the rules that decide what you can build on your lot: setbacks from your property lines, lot coverage, and height limits. If a design does not fit the zoning rules as written, some towns allow it with a special permit or variance from the town’s zoning board. That adds steps, so we tell you early.
Permits and inspections — we handle them
An addition needs a building permit, and the work is inspected at each stage. We pull the building permit and coordinate inspections with your town. Electrical and plumbing permits are pulled by the licensed electricians and plumbers we hire for your project — and because we manage the whole job, every permit is our responsibility, not yours.
What affects the cost?
We never quote a price sight-unseen. The biggest factors: size, location (ground floor, second floor, or over a garage), the bathroom’s fixtures and tile, plumbing runs, heating and cooling, and how the roofline ties in. After a site visit we give you a free written estimate, itemized.
FAQ
What is the difference between a bedroom addition and a master suite addition?
A bedroom addition adds one room, sometimes with a bathroom. A master suite is planned as a set — bedroom, private bath, and closet — usually as the main bedroom of the house. See bedroom additions.
Can a master suite be on the first floor?
Yes, if the lot has room to build out. Zoning setbacks decide how far.
Do you handle the permits?
Yes — see above.
