When your family needs more room and you would rather not move, an addition is the way to get it. Sun Shore Construction builds home additions across Greater Boston, with a bilingual (English / 中文) team. Types of additions we build

• Garage additions — attached or detached, including a garage with a bedroom or suite above.
• Second-story additions — going up when the lot has no room to build out, including over a ranch house or an existing garage.
• Bedroom additions — one more bedroom, with or without its own bathroom.
• Master suite additions — bedroom, private bath, and closet planned as one set of rooms.
• Home office additions — a quiet room with a door for working from home.
• In-law suite additions — space for a parent or grown child: an attached addition, a basement suite, or a garage conversion. If it has its own kitchen, it may count as an ADU.
• Bathroom additions — a new bathroom where the house is short one.

Build out or build up?

If your lot has room, building out (a ground-floor addition) is usually simpler. If setbacks or a small lot leave no room, going up — a second story or space over a garage — may be the only option. We look at both on the site visit.

Will my town allow it? Zoning comes first

Before anything is drawn, we check the rules that decide what you can build on your lot: setbacks from your property lines, lot coverage, and height limits. If a design does not fit the zoning rules as written, some towns allow it with a special permit or variance from the town’s zoning board. That adds steps, so we tell you early.

Permits and inspections — we handle them

An addition needs a building permit, and the work is inspected at each stage. We pull the building permit and coordinate inspections with your town. Electrical and plumbing permits are pulled by the licensed electricians and plumbers we hire for your project — and because we manage the whole job, every permit is our responsibility, not yours.

What affects the cost of a home addition?

Every house is different, so we never quote a price sight-unseen. The main factors: the size of the addition, foundation and site work, whether it includes a bathroom or kitchen, heating and cooling for the new space, and how the roofline and siding tie into the existing house. After a site visit we give you a free written estimate, itemized so you can see what is included.

How an addition project runs

1. On-site visit — we look at the lot, the house, and what you need the new space for.
2. Plans and zoning check — a licensed architect or designer draws the plans (or you bring your own), and we check them against your lot and town rules.
3. Permits — we pull the building permit; the licensed electricians and plumbers we hire pull theirs; we follow every one through.
4. Build — foundation, framing, roof, exterior, then systems and finishes.
5. Final inspection and walkthrough.

You get a written project plan before work starts and regular progress updates along the way.
