Ways to add a bedroom
- Ground-floor bedroom addition — built out from the side or back of the house; useful when someone in the family should not have to use stairs.
- Bedroom addition with a bathroom — the most practical version: a bedroom plus its own bath, so the new room does not depend on the hallway bathroom.

Will my town allow it? Zoning comes first
Before anything is drawn, we check the rules that decide what you can build on your lot: setbacks from your property lines, lot coverage, and height limits. If a design does not fit the zoning rules as written, some towns allow it with a special permit or variance from the town’s zoning board. That adds steps, so we tell you early.
Permits and inspections — we handle them
An addition needs a building permit, and the work is inspected at each stage. We pull the building permit and coordinate inspections with your town. Electrical and plumbing permits are pulled by the licensed electricians and plumbers we hire for your project — and because we manage the whole job, every permit is our responsibility, not yours.
What affects the cost of a bedroom addition?
We never quote a price sight-unseen. The main factors: the size of the room, foundation type, whether a bathroom is included and how far the plumbing has to run, heating and cooling for the new room, windows, and how the roofline ties into the house. Does a new bedroom need a window?
Yes. The building code requires every sleeping room to have at least one emergency escape opening — an egress window or door — so we plan for it from the start.
Should I add a bathroom with the bedroom?
If the new room is for an adult or an in-law, usually yes. For a guest room or child’s room, it depends on where the nearest bathroom is.
